Does your dingy wood floor really need to be re-sanded?

The answer is, it depends.

Although sanding, staining and refinishing a wood floor is can be a time-intensive and disruptive project, there are times when it is unavoidable. For instance, if you just pulled up old carpet and found a hardwood floor underneath with a layer of fine sand all over it, you’ll probably need to go the route of complete restoration. Ditto if you’ve worn the finish completely off the floor in all the major traffic areas and are down to bare wood.
